As the current forbearance&nbsp;<a href="https://www.consumerfinance.gov/coronavirus/mortgage-and-housing-assistance/mortgage-relief/" target="_blank" title="mortgage relief options" rel="noopener noreferrer">mortgage relief options</a>&nbsp;come to an end, many are wondering if we&rsquo;ll face a foreclosure crisis next year. This is understandable, especially for those who remember the housing crisis that began in 2008. The reality is, plans have been put in place through forbearance to ensure history doesn&rsquo;t repeat itself.
This year, homeowners are able to request 180 days of mortgage relief through forbearance. Upon expiration of that timeframe, they&rsquo;re also entitled to request 180 additional days, bringing the total to 360 days of deferred payment eligibility. As forbearance expires, homeowners should stay in touch with their lender, because creating a plan for the deferred payments is a critical next step to avoiding foreclosure. There are&nbsp;<a href="https://www.simplifyingthemarket.com/2020/10/21/why-todays-options-will-save-homeowners-from-foreclosure/?a=261343-fde70025be7e1896416e2359fe154cfc" target="_blank" title="multiple options" rel="noopener noreferrer">multiple options</a>&nbsp;for homeowners to pursue at this point, and with the right planning and communication with the lender, foreclosure doesn&rsquo;t have to be one of them.
Many homeowners are concerned that they&rsquo;ll have to pay the deferred payments back in a lump sum payment at the end of forbearance. When looking at the percentage of people in forbearance, we can also see that this number has been decreasing steadily throughout the year. Mike Fratantoni,&nbsp;Senior Vice President&nbsp;and&nbsp;Chief Economist&nbsp;at the&nbsp;Mortgage Bankers Association&nbsp;(MBA),&nbsp;<a href="https://www.mba.org/2020-press-releases/october/share-of-mortgage-loans-in-forbearance-declines-to-632" target="_blank" title="explains" rel="noopener noreferrer">explains</a>:

"Nearly two-thirds of borrowers who exited forbearance remained current on their payments, repaid their forborne payments, or moved into a payment deferral plan.&nbsp;All of these borrowers have been able to resume - or continue - their pre-pandemic monthly payments."

One major indicator the industry uses to measure housing supply is the&nbsp;months&rsquo; supply of inventory. According to&nbsp;<a href="https://www.nar.realtor/blogs/economists-outlook/inventory-and-months-supply" target="_blank" title="NAR" rel="noopener noreferrer">NAR</a>:

&ldquo;Months&rsquo; supply refers to the number of months it would take for the current inventory of homes on the market to sell given the current sales pace.&rdquo;

Whether we&rsquo;re ready for it or not, the 2020 presidential election is right around the corner.&nbsp;Rocky political environments can create instability in the stock market-causing consumer confidence to drop. But the real estate market is different.
Historically speaking, home sales typically slow down in the fall following the spring and summer rush.&nbsp;BTIG, a research and analysis company, looked at new home sales from 1963-2019 and noted an average decline of -9.8% in November compared to October.&nbsp;In election years, there is a drop up to -15% from October to November because buyers and sellers become more cautious during that time. However, this is only temporary.&nbsp;Also noted was the year after a presidential election is the best of the four-year cycle. This suggests that demand for new housing is not lost because of election uncertainty, rather it gets pushed out to the following year as long as the economy stays on track.
Experts believe that once the election is over, we could see the real estate market perform even better in the months following.&nbsp;However, as we saw with the pandemic, the reward of locking in record-low mortgage rates also may continue to outweigh any consumer caution and drive buyers and sellers to act.&nbsp;Plus, low inventory and high buyer demand puts sellers in a very powerful position.

"Virtual showings" and remote processes allowed buyers to continue purchasing homes throughout the spring. However, as soon as the weather cleared up, buyers were out in droves looking for homes to buy. Low interest rates fueled their purchasing power.
Sellers were also initially uncertain, with fear of exposure to the virus and&nbsp;not knowing if buyers were ready to purchase. Many home sellers who had envisioned putting their house on the market during the spring months decided to wait, and inventory throughout the country dropped.
As showings resumed in full force, those listing their homes are finding themselves in a seller's market due to the low inventory. The majority of sellers are not reducing their asking price and home prices nationwide, including distressed sales, increased year over year by 5.9% in August 2020 compared with August 2019.
Buyers do have the benefit of historically low mortgage rates. Although buyers have fewer homes to chose from, many are eager to take advantage of this opportunity to boost their purchasing power with a lower rate.

Real Estate Continues to Show Unprecedented Strength This Year

<h1>The Market &amp; Industry: California Prices remain high while inventory tightens</h1>
Last week saw another decline in the number of listings added to the MLS in California, hinting at increasingly tight inventory in the weeks to come. And California REALTORS&reg; are reporting listings are essentially flat, while closings and new listing appointments are falling.
Prices remain high; in Southern California, the median home price in August was up 12.1 percent from a year earlier. Even in the Bay Area, which is one of the nation&rsquo;s weakest regions in recovering jobs lost during the coronavirus shutdowns, median prices were up 16 percent from the previous year. And nationwide, the median home price hit a record high.
Freddie Mac&rsquo;s chief economist predicted mortgage rates, which have been steadily sliding all year, are beginning to flatten. But with rates still near record lows, buying power remains strong. And last week, the number of mortgages whose payment requirements have been suspended due to COVID dropped by 18 percent. For the first time since April, fewer than 3 million mortgages are in forbearance.
On Tuesday, C.A.R. released its 2021 housing forecast, predicting that low interest rates and high demand will bolster home sales in the coming year &mdash; but economic uncertainty due to the pandemic will limit sales growth.&nbsp;

According to the Federal Housing Finance Agency (FHFA), home prices grew by 5.4 percent in the second quarter of 2020 compared to a year ago, despite the impacts of COVID-19. Here are the significant findings from the FHFA:
<ul>
<li>- Home prices nationwide rose 5.4% in the year ending in the second quarter of 2020.</li>
<li>- Over the past three years, home prices rose at a 5.7% average annual rate.</li>
<li>- Over the past ten years, home prices rose at a 4.3% average annual rate.</li>
<li>- The map shows the percent change in home prices in the year ending in the second quarter of 2020 by state.</li>

More significant findings include:&nbsp;
- House prices have risen for 36 consecutive quarters, or since September 2011.
- House prices rose in all 50 states and the District of Columbia between the second quarters of 2019 and 2020.
- The top five areas in annual appreciation were: 1) Idaho 10.8 percent; 2) Arizona 9.1 percent; 3) Washington 8.6 percent; 4) Utah 8.1 percent; and 5) New Mexico 7.7 percent. Idaho has been the leading state for the last 7 quarters. The areas showing the lowest annual appreciation were: 1) West Virginia 1.1 percent; 2) North Dakota 1.1 percent; 3) District of Columbia 1.4 percent; 4) Illinois 2.5 percent; and 5) Alaska 2.6 percent. ? House prices rose in 99 of the top 100 largest metropolitan areas in the U.S. over the last four quarters. Annual price increases were greatest in Urban Honolulu, HI, where prices increased by 11.7 percent.
- Prices were weakest in San Francisco-San Mateo-Redwood City, CA (MSAD), where they decreased by 0.3 percent. ? Of the nine census divisions, the Mountain division experienced the strongest fourquarter appreciation, posting a 7.0 percent gain between the second quarters of 2019 and 2020 and a 0.9 percent increase in the second quarter of 2020. The Mountain division has been the leading region for 11 consecutive quarters. Annual house price appreciation was weakest in the Middle Atlantic division, where prices rose by 4.5 percent between the second quarters of 2019 and 2020.&nbsp;

5 ways it could cost you plenty by waiting to put your property on the market.
1. Interest rates &ndash; over history interest rates have fluctuate up and down. No one can guarantee that interest rates will not go up again. Currently, we know what rates are, if rates increase, buyers are knocked out of the marketplace. With fewer buyers in the marketplace, the chances of finding a buyer willing to pay your price decreases. You can&rsquo;t predict what&rsquo;s going to happen with interest rates. Nobody can. there is an advantage in dealing with a known set of circumstances.
2. New property could cost more &ndash; if you&rsquo;re buying a new property that&rsquo;s more expensive, you could cost yourself plenty. Federal Reserve continues to come up with ways to stabilize the markets and interest rates. Federal Reserve continue to buy mortgage back securities (about 4.2 Billion Daily).
The stock market continues to increase this week (specially NASDAQ) &ndash; concerns the health pandemic is taking a back seat to earning and possibility of vaccine.
FHFA &ndash; who controls Fannie Mae and Freddie Mac on August 12th decided to attach a .50 point tax for all refinance transactions effective immediately. Lenders will pass this extra cost to the consumer through higher fees or higher interest rates.&nbsp;&nbsp; Banks, Mortgage Bankers, and Mortgage Brokers are going to congress to get this reversed.&nbsp;
Initial Jobless claims report improved this week. For the first time in 27 weeks we are below 1 million claims.&nbsp; Good news for the economy.
Unemployment report dropped from 11.2% to 10.1% in July.
New Mortgage Applications &ndash; Purchase and Refinance applications were down this week as interest rates started to rise.
The CPI and PPI reports showed inflation starting to increase &ndash; which usually means interest rates will also rise.
Home Appreciation for the first six months of 2020 is around 4.9% nationwide. Price of homes are not coming down due to the lack of good inventory.
Congress has stalled this week in reaching an agreement for the next stimulus package &ndash; President Trump signed executive orders to unfreeze dollars to help consumers during this health pandemic.
First Quarter GDP was down -5% / Just received Second Quarter GDP and it was down -32.9% Lowest in US history. Hopefully the 3rd and 4th quarters will come back.
Bidding wars are continuing to heat up with low rates and limited inventory. 60% of agents surveyed said bidding wars are on the rise, as reported in REALTOR Magazine.
New Guidelines from Fannie Mae and Freddie Mac &ndash; regarding self employed borrowers. Lenders will require a Profit and Loss for the current year and will also review the borrower&rsquo;s assets and cash flow to justify that profit and loss statement.

How Is Remote Work (and Online School) Changing Homebuyer Needs?

Originally, some housing industry analysts were concerned that the mortgage forbearance program (which allows families to delay payments to a later date) could lead to an increase in foreclosures when forbearances end. Some even worried that we might relive the 2006-2008 housing crash all over again. Once you examine the data, however, that seems unlikely.
As&nbsp;<a href="https://blog.firstam.com/economics/this-time-its-different-why-a-wave-of-foreclosures-is-unlikely">reported</a>&nbsp;by Odeta Kushi,&nbsp;Deputy Chief Economist&nbsp;for&nbsp;First American:
<blockquote>
&ldquo;Despite the federal foreclosure moratorium, there were fears that up to 30% of homeowners would require forbearance, ultimately leading to a foreclosure tsunami.&nbsp;Forbearance did not hit 30%, but rather peaked at 8.6% and has been steadily falling since.&rdquo;
</blockquote>
According to the&nbsp;<a href="https://www.blackknightinc.com/blog-posts/forbearances-below-4-million-for-first-time-since-april/">most current data</a>&nbsp;from&nbsp;Black Knight,&nbsp;the percentage of homes in forbearance has fallen to 7.4%. The report also gives the decrease in raw numbers:
<blockquote>
&ldquo;The overall trend of incremental improvement in the number of mortgages in active forbearance continues. According to the latest data from Black Knight&rsquo;s McDash Flash Forbearance Tracker, the number of mortgages in active forbearance fell by another 71,000 over the past week, pushing the total under 4 million for the first time since early May.&rdquo;
</blockquote>

Here&rsquo;s a graph showing the decline in forbearances over the last several months:

The report also explains that across the board, overall forbearance activity fell with 10% fewer new forbearance requests and nearly 40% fewer renewals.
<h4>What about potential foreclosures once forbearances end?</h4>
Kushi also addresses this question:

&ldquo;There are two main reasons why this crisis is&nbsp;unlikely to produce a wave of foreclosures similar to the 2008 recession. First, the housing market is in a much stronger position compared with a decade ago. Accompanied by more rigorous lending standards, the household debt-to-income ratio is at a four-decade low and household equity near a three-decade high. Indeed, thus far, MBA data indicates that the majority of homeowners who took advantage of forbearance programs are either staying current on their mortgage or paying off the loan through a home sale or a refinance. Second, this service sector-driven recession is disproportionately impacting renters.&rdquo;
</blockquote>
<h4>There is one potential challenge</h4>
Today, the options available to homeowners will prevent a large spike in foreclosures. That&rsquo;s good not just for those families impacted, but for the overall housing market. A&nbsp;<a href="https://www.fanniemae.com/portal/research-insights/perspectives/2020/covid-consumer-outreach-home-purchase-081220.html">recent study</a>&nbsp;by&nbsp;Fannie Mae,&nbsp;however, reveals that many Americans are not aware of the options they have.
It&rsquo;s imperative for potentially impacted families to better understand the mortgage relief programs available to them, for their personal housing situation and for the overall real estate market.
<h3>Bottom Line</h3>

Forbearance Numbers Are Lower than Expected

Federal Reserve is now buying corporate bonds this week.&nbsp; Federal Reserve Chairman also asked Congress to do more to help Main Street and not as much Wall Street &ndash; We may see another stimulus bill getting approved!!!</li>
<li>The stock market had it best gains in June (in history) but it is still down from it&rsquo;s highs in February by 13%. July starting out strong but there are some concerns about the Health Pandemic slowing things down again.</li>
<li>Initial Jobless claims report was expecting to drop but instead increased to 1.427 million. We continue to see increases in these number for six straight weeks. &nbsp;Why is the unemployment rate going down while we see increases in initial jobless claims??</li>
<li>Unemployment rate dropped from 13.3% to 11.1% - this is a survey taken out to consumers across the country. Based on the numbers that I see weekly the unemployment should be closer to 13.5% (we still have about 19 million people still unemployed).</li>
<li>New Mortgage Applications &ndash; new purchase applications dropped only 1% this week. New refinance applications have also dropped a little but still up 76% year to date.</li>
<li>Congress has decided to extend the PPP plan for small businesses until August 8th. They may also extend the $600.00 added to unemployment checks till January &ndash; we will see if they decide to extend. The Treasury Department also has another problem &ndash; 1.1 million people received checks &ndash; many cashed &ndash; problem is these people are dead.&nbsp; This comes out to a little over 1.4 Billion Dollars.</li>
<li>GDP for the 1st quarter was revised to a negative 5% for January through March 2020. Some economists are saying that we could see a negative GPR for April through June &ndash; some say close to a negative 25%.</li>

Swimming Safety - Never leave children unattended. - Know and observe your swimming limitations and capabilities. - Stay out of water during thunderstorms and severe weather. Your Economic Update and Mortgage Minute 6/23/2020

There&rsquo;s no sugarcoating it. The last couple of months have been&nbsp;hard.
But we&rsquo;re starting to see the light at the end of the tunnel. Slowly but surely, life (and business) is returning to some level of normal.
There is, however, one big piece of the market that&rsquo;s still playing catch up. The sellers that were ready to list back in March are holding off, putting extra pressure on an already stressed inventory situation.
The good news is: the summer market is heating up, buyer traffic is increasing, and mortgage rates are at historic lows.&nbsp;
Here are some of the key points in the housing and overall economy:
Buyers save big with low rates:&nbsp;Low rates create tremendous savings for potential homebuyers. After peaking at nearly 5% at the beginning of 2019, rates have fallen consistently and now sit at all-time low levels. The payment on the median priced home is roughly $300 per month cheaper than it was at this time last year. The decision to buy is always person-specific, but if their job is secure and they can afford the home they want to purchase, then this is an incredible opportunity to save money over the long term.
Homes selling quickly:&nbsp;Although the economy has been severely impacted, the housing market has seen significant reductions in the amount of inventory being added to the MLS. As such, the homes that are available for sale (particularly as demand has increased over the past month) have been selling quickly&mdash;a median of 17 days in May&mdash;and sellers got close to asking price in May (99.7%) and more if the home is priced right and in good condition.&nbsp;

Retail sales show consumers coming back sharply:&nbsp;The major macroeconomic indicator released this week was retail sales, which (after stripping away food and autos) rebounded to within 1.5% of its 2019 levels. Auto sales have been slower to come back, so overall retail sales were still down roughly 6% from May 2019, but this marks significant progress from the largest-ever drops recorded in March and April. Especially given that the U.S. economy remains roughly 70% consumer driven, this is a positive sign for overall economic growth recovering.
Unemployment remains high and will take time to heal:&nbsp;The number of new unemployment insurance claims continues to fall, reaching just 1.5 million last week. However, continuing claims remain stubbornly high and will take time to recover fully. In addition, the multiplier effects of these lost jobs and incomes will continue to weigh on the overall economic recovery. Thus, even as things gradually continue to improve, it will take a while for us to reach a full recovery.
California&rsquo;s supply problem rears its ugly head again:&nbsp;Unlike pending sales, mortgage applications, or requests by homebuyers for private showings, the number of new listings being added to the MLS each week has yet to reach pre-crisis levels, let alone 2019 levels. We observed a much bigger pullback on the seller side of the market during the initial shelter in place, and we have seen a much slower rebound than we have enjoyed on the buyer demand side. As such, the number of homes available for sale fell by the largest percentage in many years, which will also limit the pace of the recovery. Today we are at the lowest inventory levels since June of 2013!
More positive indicators were released this week and suggest the worst of the immediate crisis is behind us and that things should gradually continue to improve. Americans are feeling confident that the real estate industry is strong and relatively unaffected by the economic downturn caused by the pandemic. Coupled with strong buyer demand, those choosing to sell right now are in a great position to sell quickly and for a good price.

Housing and Economy Update for Mid June 2020

<h1>Summer is the New Spring Housing Market!</h1>
<h4>Demand Spikes: Demand surged in the past couple of weeks with a 38% rise.</h4>
COVID-19 has impacted the economy across the board. The economic data prior to the Coronavirus was pumping on all cylinders. Consumer confidence, consumption, unemployment, housing, stocks, leading economic indicators, everything was pointing to a phenomenal 2020. After the virus broke, every chart was impacted severely. Housing was no exception.
Experts have been debating what the economic recovery will look like. Initially, some experts were calling for a quick rebound, a &ldquo;V-Shaped&rdquo; bounce. That is when the economy rises nearly as fast as it falls. Yet, with more time to reflect on all the data, most experts now agree that it will be a &ldquo;U-Shaped&rdquo; recovery, one that after hitting a bottom will slowly but surely turn upward. The best analogy is a dimmer switch. As the dial is slowly turned, the economy will continue to accelerate until one day it is pumping on all cylinders again.
Housing is proving that it is an exception and is currently experiencing a &ldquo;V-Shaped&rdquo; recovery with demand soaring 38% in the past two weeks. How can that be? The sleeping giant has awakened. Even though life as everybody knows it has been turned upside down and California has only moved to &ldquo;Phase 2,&rdquo; record low interest rates are instigating demand. Dawning masks and gloves, buyers are viewing homes again and making offers.
Prior to the &ldquo;stay at home&rdquo; order in mid-March, housing was a sizzling hot Seller&rsquo;s Market with extraordinarily little inventory and unbelievable demand. It was the hottest start to a Spring Market since 2013, a spring to remember for Socal housing. Low mortgage rates, averaging 3.75%, was stoking the fires of demand. When the virus hit, demand plunged, and the market slowed.
Now that it has been a couple of months, flattening the Coronavirus curve has been successful so far. Slowly but surely more of the economy is coming back online. As a result, eager buyers who had been sitting on the fence waiting to purchase are jumping back in and ready to take advantage of record low mortgage rates at 3.25%.
In the past couple of weeks, demand (the last 30-days of pending sales) jumped 30%. It was last at this level in mid-February. Typically, during this time of the year demand has already peaked&nbsp;and it does not change much at all. Not this year. Demand is in recovery mode and the sharp increase indicates that it is &ldquo;V-Shaped.
While some thought the housing market would take a major hit because of the Coronavirus, that could not be further from the truth. The low mortgage rate environment is a catalyst that has reignited demand. Despite furloughs and unimaginable unemployment, local real estate is revving its massive engine once again. Many are wondering where the demand is coming from. A lot of people are still gainfully employed, willing, and able to purchase.&nbsp; With rates at a record low, home affordability has dramatically improved from earlier in the year. The market was hot back then and it is no wonder that it is heating up again.
The active inventory dropped during this time of the year. The inventory remains at lows last seen in 2013. Surging demand and a dropping supply resulted in the Expected Market Time (the time between hammering in the FOR-SALE sign and opening escrow) tumbling &nbsp;to a hot Seller&rsquo;s Market (less than 60 days). That is a market where sellers get to call more of the shots and values are rising. Last year at this time, the Expected Market Time was way slower than today.
Recent weeks have proven that the housing market is extremely resilient and a bright spot in the economy. Buyers can expect housing to improve from here as demand continues to rebound. This is not the Great Recession when real estate was a house of cards ready to collapse. Back then it was a bubble fueled by mass speculation, subprime lending, pick-a-payment plans, a wave of cash out refinancing, zero down payments, and fraudulent lending practices. Mortgage rates were at 6.35%.
That was then, this is now. The current housing stock was built on tight lending requirements. Buyers have had to prove that they could afford the monthly mortgage payment. There were very few cash out refinances, large down payments are the norm, and there is plenty of nested equity.
This time around housing is built on a strong foundation. It may prove to be a catalyst to an eventual economic recovery.

<h1>Rising Demand: Demand rose 41% in the last two weeks even though &ldquo;stay at home&rdquo; orders have not yet been lifted.</h1>
After nine weeks of staying at home, everybody is figuring out ways to make life feel a bit more normal again. DoorDash is on the go delivering food from local favorite restaurants. Church service is now streaming live with the ability to hit pause if the two-year old is acting up. With Zoom meetings all week long, working from home in t-shirts and shorts is not a bad way to get a lot accomplished. The kids are busy cyber learning in their online classrooms. Everybody is adapting to a new way of life. Buyers are adapting as well and are looking for homes again, the market is waking up. 
After reaching a very low demand level at the end of April, the past couple of weeks a change was afoot. Reports from the real estate trenches of increased showings and buyers writing offers again were repeated all over Southern California. Buyers are figuring out that they can still purchase a home in the middle of California&rsquo;s &ldquo;stay at home&rdquo; order. 
The real estate industry has adapted to selling homes in this new COVID-19 environment. Buyers view properties wearing protective face masks and disposable, rubber gloves while respecting proper social distancing protocol. Everything else is done electronically, from a list of properties to a comparable market analysis to real estate contracts that grant buyers permission to view and purchase properties. As a result, it is not surprising that demand (the number of pending sales over the prior 30-days) increased by 41% in the past two weeks.&nbsp;
It appears as if the shock of COVID-19 and its impact on demand bottomed two weeks ago and is now on the rise. Expect demand to continue to rise going forward, especially with the added incentive of record low mortgage rates. In fact, they reached all-time lows, dropping to an average of 3.25% across the country. With lower rates, homes become much more affordable. 
<div>For example, in looking at a $500,000 mortgage, the monthly payment at 3.25% is $2,176 per month. That is a $508 per month savings, or $6,096 per year, compared to where rates were in November 2018, just a year-and-a-half ago. The savings are staggering, which helps explain why demand is starting to rise. It is hard to ignore the impact on affordability as rates hit these unprecedented levels.</div>
<div>&nbsp;</div>
<div>For buyers in Southern California, the current environment may prove to be the best time to jump on purchasing a home given that rates are at all-time lows and the overall market is not yet hot where homes are on the market in days and not weeks. That may change as California&rsquo;s economy is slowly opened back up. Even so, it will not be business as usual. The new adaptation to selling homes in this COVID-19 environment will continue. </div>

<div>Even with the large increase in demand over the past couple of weeks, demand is still muted. Its current level was last seen in January, a reflection of the cyclical holiday lull. Demand is also off by 25% compared to last year. So, COVID-19 is absolutely suppressing demand. Within the last couple of weeks, the inventory dropped - COVID-19 is also suppressing the active listing inventory. 45% fewer homes were placed on the market within the last four weeks compared to the 5-year average.</div>

<div>With demand increasing at an extremely fast pace, and the supply of homes falling, the Expected Market Time (the amount of time from hammering in the FOR SALE sign to opening escrow down the road) dropped. It is the first drop in the Expected Market Time since the start of the &ldquo;stay at home&rdquo; order back in March. From here, expect demand to continue to outpace any increase in the supply. As a result, the Expected Market Time will continue to drop in the coming weeks.</div>

The market may not be firing on all cylinders like it was in February and the start of March when homes were flying off the market and obtaining multiple offers, but it is starting to turn a corner with both demand on the rise and the Expected Market Time falling for the first time in a couple of months.</div>

Reports from the real estate trenches of increased showings and buyers writing offers again were repeated all over Southern California. Buyers are figuring out that they can still purchase a home in the middle of California’s “stay at home” order.
